As someone who works with service members and their families, I’ll tell you straight: military spouses absolutely can build careers in the VA housing ecosystem. These roles are portable, remote‑friendly, and PCS‑proof, making them ideal for military spouses who want to stay connected to the VA home loan ecosystem.
How to Get Into the Appraisal Field (Actual Pathways)
1. Trainee Appraiser License: This is the entry point. Every state requires you to start as a Trainee Appraiser. You take about 75–100 hours of coursework, pass the state exam, and then you’re allowed to work under a supervising appraiser.
2. Find a Supervising Appraiser: This is the hardest part. You need a licensed appraiser willing to take you on as a trainee. Military spouses often succeed here because they can work remotely, part‑time, or hybrid, depending on the supervisor’s setup.
3. Log Your Experience Hours: States require 1,000–1,500 hours of supervised appraisal work. It usually takes 12–24 months depending on workload. Military spouses can do this while PCS’ing if they stay within the same state or work with a national firm.
4. Upgrade to Licensed Residential Appraiser: Once you hit your hours, you take another exam and become a Licensed Residential Appraiser. Now you can appraise most single‑family homes without supervision.
5. Become VA‑Approved (Optional but Valuable)
VA doesn’t hire appraisers directly — they approve them. To get on the VA fee panel, you need
• A state license
• A clean record
• Experience with VA‑type properties
• A strong professional reputation
Military spouses can get on the VA panel once licensed, and the work is portable across duty stations.
